Our approach
Verify, then structure, then protect. OAA Law will not let a client pay for land on the strength of a photocopied document and a confident seller. We search the register, examine the root of title, confirm the survey and check the government's position on the land.
Structuring follows verification: whether the asset should be held personally, through a company, or through a special purpose vehicle changes the tax, succession and exit position significantly.
Finally we perfect. An unregistered interest is a dispute waiting to happen, and perfection is far cheaper than litigation.

- How long does title verification take in Lagos?
- A standard search at the Lagos State Land Registry, combined with a physical inspection and survey confirmation, typically takes one to three weeks depending on the registry's turnaround and the completeness of the seller's documents.
- Is a Governor's Consent really necessary?
- Yes. A transfer of a statutory right of occupancy without Governor's Consent is not perfected, which weakens your position on resale, on financing, and in any dispute. We handle the consent, stamping and registration process end to end.
- Can you help if I am buying from abroad?
- Regularly. We conduct the searches and inspection locally, report to you in writing, and act on a properly drawn power of attorney where you cannot attend in person.
